Terms for using Check the County
Check the County helps you read public property records. It does not file an appeal, give professional advice, or promise a lower tax bill.
Check the County is a service operated by Embento LLC.
Agreeing to these terms
By using Check the County, you agree to these terms. Before buying a research guide, you must check a box to confirm that you understand what the service does and does not provide.
What the service provides
The free report compares a property's county value with public sales and property data. The optional paid guide organizes selected public records, comparable property numbers, recorded sale document numbers, and filing notes. Cook County charges no fee to file a property assessment appeal. Paying Check the County is never required to file.
Purchase support and refund requests
The guide is a one-time purchase of a saved research snapshot for the stated tax year, not a subscription, filing service, or promise of tax savings. Future-year updates are not included. Buying after a filing deadline does not reopen the deadline.
Save your private guide link and download the PDF after checkout. If you lose access, email support@checkthecounty.com with your purchase email and property PIN. Recovery is handled manually; a payment receipt may not include the guide link. Never send card details.
For an access problem, duplicate charge, incorrect purchase, or refund request, contact the same support address with a description of the issue. Requests are reviewed individually; we do not advertise a savings-based money-back guarantee. Nothing here limits rights you have under applicable law.
No legal, tax, or appraisal advice
Check the County is not a law firm, tax adviser, appraisal firm, or government office. It does not act as your lawyer, agent, appraiser, or representative. Using the service does not create an attorney-client, fiduciary, agency, or other professional relationship. Nothing in the service permits Check the County or a user to engage in the unauthorized practice of law.
You make the decision and file for yourself
Check the County does not choose a legal claim for you, sign or submit an appeal, appear at a hearing, or contact Cook County for you. If you file for your own property, you act on your own behalf, also called filing pro se. Some ownership types may require a lawyer. Check the county's current rules or ask a licensed Illinois attorney if you are unsure.
Public records and snapshot dates
Check the County uses public records from the Cook County Assessor's Office, including sales, assessments, and property facts. Each report shows the date of its data snapshot. County records may be late, missing, incomplete, or wrong. They may not show your home's current condition, exemptions, or other facts that matter to you. You are responsible for checking the source records and all filing dates before acting.
No warranty or promised outcome
The service is provided "as is" and "as available." Check the County does not promise that its data, calculations, deadlines, comparisons, or reports are accurate, complete, current, or right for your property. A verdict is a data snapshot, not a final decision about whether you should file. Check the County does not guarantee that Cook County will accept your evidence, lower your assessment, or lower your tax bill.
Limitation of liability
To the fullest extent allowed by law, Check the County and the people who work on it will not be liable for indirect, incidental, special, consequential, or lost-profit damages arising from the service or from a decision to file or not file. If Check the County is found liable for a claim related to paid research, its total liability will not exceed the amount paid for that research. Any limit that the law does not allow will apply only to the fullest extent the law permits.
