Compare the county's value with nearby home sales, understand the limits of that comparison, and check when and where you can file.

1. Review the property facts before comparing values

Start with the property identification number (PIN), tax year, building size, age and property class. Our results use county records; an incorrect building size or missing property detail can change which sales appear comparable. A fresh data snapshot is not a guarantee that every underlying record is correct.

2. Understand what comparable sales can tell you

A useful comparison considers more than the lowest nearby sale price. We select sales using factors such as neighborhood, property class, building size, age and sale date. Recorded document numbers help trace those sales back to county records.

Sale price per building square foot and assessed value per building square foot are different measures. Check the labels before comparing them. A strong sales signal is a reason to examine the evidence—not a promised reduction. A weak signal does not rule out a factual error, condition issue or other argument our model does not evaluate.

3. Check your township, tax year and filing venue

The Assessor and Board of Review have separate appeal processes. Do not assume that an open window for one means the other is accepting appeals. The Assessor's online guidance says applications must be submitted during the relevant filing window.

What if the evidence is weak?

Do not treat a weak sales signal as a decision about every possible appeal. Review the county's property facts and official resources. Our tool may also withhold a recommendation when the available records or sales do not support a reliable comparison.
